Experienced as both a “big-law” attorney and an in-house general counsel to a commercial real estate investment and development firm, Priya Huggett brings deep knowledge and a breadth of expertise to every deal.

With keen insight into the issues that really matter and a “get the deal done” mindset, she is able to carefully plan for all outcomes – mastering high-velocity transactions.

As part of CGS3’s acquisitions and dispositions, finance and commercial leasing practice group, she manages a variety of transactions, development, finance and operations for multifamily, retail, residential, hospitality and office assets.

Her more than two decades of real-world experience encompass all facets of commercial real estate, with an emphasis on private equity, joint ventures, mergers and acquisitions and commercial contracts including vendor and licensing contracts. With respect to real property, her focus is on purchase and sale, commercial leasing, subdivision, easements and licenses, financing and related business matters.

Prior to joining CGS3, Priya was general counsel of Brixton Capital, a private real estate investment firm with more than $1 billion in assets. Additionally, she was general counsel and executive vice president of Kelly Investment Group and held a similar role at Sea Breeze Properties, LLC. She launched her commercial real estate career as an attorney for Procopio, Cory, Hargreaves & Savitch LLP and Solomon Ward Seidenwurm and Smith LLP, working in their real estate, corporate and finance practice groups.

Active in the community, she currently serves on the board of directors for the New Children’s Museum. Additionally, she has provided pro bono legal services for Casa Cornelia, a public interest law firm that provides free legal services to victims of human and civil rights violations.

Notable Deals/Cases

  • Represented a client on a $28 million dollar acquisition of an approximately 89,252-square-foot Class A retail anchored by tenants including Barnes & Noble, Michaels, Columbia Bank and Cocina Del Charro. Representation included negotiating and drafting the purchase and sale agreement, conducting due diligence review, advising on tenant and leasing matters, and managing closing and post-closing transaction matters.
  • Represented a client in its $21.35 million off-market acquisition of a 44,230-square-foot neighborhood shopping center in California which included a value-add leasing opportunity associated with a former Party City vacancy. Representation included negotiation of the purchase and sale agreement, due diligence review, coordination of closing deliverables, and advising on leasing and asset management considerations related to the acquisition.
  • Represented client in its $32 million acquisition of an 86,872-square-foot neighborhood shopping center located in California. Representation included negotiation and drafting of the purchase and sale agreement, due diligence review, coordination of closing matters, and advising on transaction and operational issues associated with the acquisition.
