Yalda Vahdani is a transactional real estate partner with more than a decade of experience structuring, negotiating and closing complex commercial real estate deals in California and across the United States. Clients turn to Yalda for her sharp legal judgment, her practical, business-minded approach, and her ability to move sophisticated transactions efficiently to closing.
Yalda’s leasing practice is unusually broad. She represents both landlords and tenants in retail, office and industrial leasing - including build-to-suit and full-building leases, multi-tenant office and industrial leases, ground leases, sale-leasebacks, subleases, work letters, lease amendments, and lease restructurings - as well as licensing and temporary use of real property. She also handles purchase and sale transactions, guiding clients from initial due diligence through closing on the acquisition and disposition of real property.
Beyond commercial leasing, Yalda represents residential developers and homebuilders of master-planned communities, advising on every phase of development - land use and entitlements, permitting, environmental review, and due diligence. She also counsels franchisors, from emerging startups to established brands, on franchise program structuring, franchise agreements and ongoing regulatory compliance.
Yalda began her legal career in Kuwait at one of the Middle East’s largest international law firms, advising Fortune 100 companies and other multinational clients on corporate structuring, agencies, distributorships and franchising. After returning to the Bay Area, she focused her practice on real estate law, building experience at SSL Law Firm, Bartko Zankel Bunzel & Miller, Buchalter and Starr Finley LLP before joining Miller Starr Regalia as senior counsel. She joined CGS3 as a partner in 2026, anchoring the firm’s growing Northern California presence and tenant representation practice.
Outside the office, Yalda is an avid art enthusiast who enjoys exploring San Francisco’s museums and galleries, horseback riding, and spending time with her Yorkie, Cal.
