CGS3 Expands Partnership With Addition of Yalda Vahdani
SAN DIEGO (June 1, 2026) – Crosbie Gliner Schiffman Southard & Swanson LLP (CGS3), one of California’s leading commercial real estate law firms, today announced that Yalda Vahdani has joined the firm as a partner based in San Francisco. A Bay Area real estate attorney for more than a decade, Vahdani joins from Miller Starr Regalia, where she was senior counsel.
Vahdani’s arrival marks a significant step in CGS3’s expansion into Northern California and anchors a continuing build-out of the firm’s tenant representation practice — a strategic complement to CGS3’s established landlord-side work. With deep experience advising both landlords and tenants on retail, office and industrial leasing, Vahdani is positioned to lead the firm’s growing roster of tenant-side engagements while continuing to serve institutional landlord clients across the country.
“Yalda is an exceptional addition to our firm and a perfect fit for where we’re headed,” said CGS3 founding partner Sean Southard. “She combines top-tier legal experience with sharp business judgment and a true client-first mindset. Her depth in commercial real estate transactions and longstanding Bay Area relationships will accelerate our momentum in Northern California, and her dual sided leasing background gives us a natural foundation to grow our tenant representation work which is critical to clients looking for counsel sho can see the full picture of a deal.”
Southard added the firm anticipates immediate impact as Vahdani transitions active client matters, collaborates across practice groups and mentors the firm’s younger attorneys. “She’s exactly the kind of attorney we look for – highly sophisticated, entrepreneurial and focused on getting deals done efficiently.”
Recognized as a Northern California Super Lawyers Rising Star in 2017, 2018, 2019 and 2022, Vahdani has built her career handling complex leasing and purchase-and-sale transactions across the Bay Area. Her leasing practice spans build-to-suit and full-building leases, multi-tenant office and industrial properties, retail leasing, sale-leasebacks, ground leases, subleases and lease restructurings. She also has substantial experience in acquisitions and dispositions, land development, and the entitlement, permitting and environmental review needs of residential developers and homebuilders working on master-planned communities. Rounding out her practice, Vahdani counsels franchisors on franchise structuring, agreements, regulatory compliance and expansion strategy.
Prior to joining CGS3 Vahdani practiced at several respected Bay Area firms, including MSR, Starr Finlay, Buchalter and Bartko Zankel Bunzel & Miller and SSL Law Firm. She began her legal career in Kuwait at the largest international law firm in the Middle East, advising Fortune 100 and other multinational clients on corporate structuring, agencies, distributorships and franchising
Vahdani is an active member of the Northern California real estate bar. She serves on the Real Estate Section Board of the Contra Costa County Bar Association and on the Advisory Board of the Law and Justice Academy.
She earned her J.D. from the University of the Pacific McGeorge School of Law and graduated with high honors from the University of California, Berkeley.
